Wherever possible rent reductions are negotiated either as a permanent arrangement or temporary concession. Rent is the biggest fixed property cost and needs to be at a level supportable by the economic conditions at any given moment in time.
Capa are presently involved in various pre-pack administrations, acting for new owners where the business model requires a new level of rent being set.

Retail Variations
Following the Administration of Historical Collections, Capa were instructed by new company Retail Variations to advise in connection with the acquisition of certain assets to include 75 leasehold stores.
Through hard fought landlord negotiations 70 of these leases were secured on new commercial terms with rent reductions and rent free periods.
